333 rector place
333 Rector Place, also referred to as One Rector Park, is a mid-rise residential building located in the downtown neighborhood of Battery Park City. Built in 1985, the original construction had aluminum sliding windows and doors, popular fixtures at the time, especially in Battery Park City. Overtime, the original windows in the building became very difficult to operate and the configuration of the sliders made them difficult to clean. With obsolete parts and very limited ways to rectify the occurring problems, the building started looking for suitable replacement products.
Skyline was brought in to find a solution. We worked with the building management team and their selected architect to provide window and terrace door products that would operate consistently, clean easily, and could be installed with very little to no work required afterwards. Our Series 500SG Tilt & Turn window and Series 2000 Lift & Slide Door met all these requirements. Together, these two Skyline-designed products provided easy operation, structural glazing, NYC-approved limit stops, and multipoint lock performance. As an added bonus, using our tilt and turn window allowed us to eliminate a lot of the vertical sections between fixed and operable slider frames. This provided the residents with significantly more natural light and better views. Our sliding door was chosen in particular for its slim footprint, as interior obstructions and limited space on the terrace would not allow for inswing or outswing doors.
During the planning process, Skyline met all guidelines and requirements set by the Battery City Parks Authority. The BCPA reviews all proposed work in the area, acting somewhat like the NYC Landmarks Commission. For example, they required us to match the existing exterior window color “Hunter Green,” so we provided a match in a baked Duranar finish. Once approval was obtained, we applied for individual permits to complete the work, which were ultimately approved as well. Shareholders that have made the switch to the new windows and doors are extremely happy with the results, especially those living on higher floors with river views. Skyline was successful in eliminating all of the vertical meeting rails that previously obstructed these views with the original sliders in place, adding value to every resident’s space.
