114 Liberty Street
114 Liberty was built in the 1880’s in what is now the Financial District. Long serving as a warehouse for light industry, the building was converted to eleven stories of condominiums in the early twentieth century.
The building was damaged during the attacks of 9/11 and required replacement windows Their goals included higher energy efficiency, better sightlines, and an acoustic glass package to reduce the noise coming from the post-disaster construction efforts.
The projects timing required special sensitivity to the challenge of working in proximity to ground zero and an accelerated timetable so that tenants could move into the space.
The Skyline team identified the underlying condition as having existing wood frames from the original nineteenth century windows resting underneath a more recent aluminum replacement frame. The first step of the installation involved removing this entire assembly to the masonry. After masonry reconstruction and repair, the Skyline team worked with Christopher Warnick Architecture, the project architect, to design a system that was the right fit for the building.
Structurally glazed Series 1200 Tilt and Turn windows were installed with crank handles that operate the windows almost effortlessly. The windows featured a single pane configuration allowing maximum daylight into the interior space. The Series 1200 high performance hardware and gasketing package also minimize air infiltration to near zero which when paired with a heavy acoustic glass package results in near silence within the space. The limited air infiltration also eliminates another concern of proximity to construction by maintaining the air quality inside the building.
A cousin of our Tilt and Turn Handle 500 Series , the Tilt and Turn Crank 1200 series takes an already great window and optimizes it to near perfection. Utilizing state of the art crank handle hardware, the 1200 Series is capable of operating very large windows with ADA friendly efficiency and ultra heavy windows designed to deaden the noisy street sounds of New York City. The 1200 has performed with next-to zero air and water leakage rates due to its high performing hardware system. It also has a modulating operability feature that allows residents to open – and keep open – the window however little or much they want to. No matter the challenge, the 1200 Series has solutions.
